Will the First Time Buyer Tax Credit be extened

Will the First Time Buyer Tax Credit be extended? That's a good question. Probably not is the best answer I have. Even though in the Oklahoma City area it has helped kick the housing market into gear and enabled many of the older, smaller homes to be sold so that people could upgrade. Even though it is still working and getting a lot of people out of rental situations and into investments. Even though it's helped Oklahoma repair companies by repairing homes due to TRR agreements and getting them to meet FHA guidelines. It's put money into to a lot of different pockets due to the sales generated from the TAX CREDIT. Even though a current owner could benefit from the revision of the tax credit. Even though it's been a Dream Come True to us Oklahoma Realtors, I don't know if they will extend it past it's current deadline of April 30th, 2010.

There will probably only be one more post on this blog. I hope I'm wrong, but it could be a column about the end of the first time buyer tax credit that was beneficial to the housing industry and all other services that go into to maintaining and repairing homes.

As of April 30th, as it stands, only Members of the Military, the Foreign Service, and the Intelligence Community may still qualify for the one-year extension.

I hope I'm wrong. I would love to write a post about the Tax Credit being extended. I would love doing the research and writing about the new extension on this blog and our web site. Even if it doesn't affect you, and you are already a happy home owner, if given the opportunity to express your thoughts to your congress, and others, please do so.

Final infomation on a good thing in real estate.

A lot of changes have been made since this post. Please contact a professional before making any decisions about purchasing your home. The government has reworked the First Time Buyers Tax Credit. You now have until April the 31st. 2010. There are several other Changes as well. The point of the following blog still stands about waiting to the last minute.

If you think you have until Nov 31st to take advantage of the $8000 tax credit, you are wrong! We want to help you keep current with the times in Oklahoma Real Estate.

Many buyers are procrastinators. They see a sale ad for a local store and notice that the sale expires at 6:00 on Saturday. So they rush in the door at 5:30. They don't want to miss out, but put off going until the last minute.

If you are one of those buyers and think that you have until November 31st, 2009 to buy a home, you are wrong! The November 31st deadline is the deadline to 'close' on a home. If you start the buying process before then, but do not close until after that date, you WILL NOT receive the money.

The process to buying a home is a lengthy one. It has become even lengthier with the many changes in lending policies and the shortages of personnel in the underwriting departments and appraisers. It used to be that you could put an offer in on a home and close it easily within 3 weeks. That is NOT the case any longer.

If you hope to take advantage of the FREE $8000, then you should not be putting an offer in on a home after October 15th, 2009, unless you are a professional gambler and the risk of loss gives you an adrenaline rush! There are many steps to buying a home and with underwriters being extra meticulous in their review of a buyer and their qualifications, this process can take extra long. The new changes in the TIL which require that the HUD forms be reviewed 4 days prior to closing has also lengthened the process. There will be many people who do wait until the last minute. Because of that, I anticipate a shortage of staff at the mortgage companies will cause a backlog of files, making it even harder to get the file processed on time.

First time buyers be thankful



Maybe Oklahoma Real Estate could have been helped even more, had the sellers received the first time buyer tax credit to sell their homes. The moneys could have been stipulated for bringing roofs, HVAC, foundation problems, carpet/tile, countertops, and plumbing up to standards that meet FHA guidelines. It could also be used to pay buyer closing cost. The result would boost the business of Oklahoma licensed contractor and put more money back into the businesses of the Greater Oklahoma City area.


Some first time buyers like the idea of getting the free money to buy a home, but expect the seller to pay closing cost and repairs that are needed post inspection. I have no problem with this if you are fortunate enough to find a house the is perfect for your needs without needing any improvements or repairs. You might even find a home that the seller would do anything to make it what you dreamed of.

This money was originally set aside to help a resident of the United States buy a home. Please don't forget what it's for. If your eligible for the money, that either means you have been paying rent for 3 years or living somewhere for free.


The National Association of Realtors fought hard to get the industry started with the First Time Home Buyer tax credit. I believe it's helping the industry, but I think a lot of it my be used for a new boat, or maybe a vacation in Hawaii.I know a lot of Americans that think it's a waste of money, and that it's not helping. The issue is often associated with the money spent toward the automobile makers.
